Phoenix Renovations offers both design and build services.
John and Lee stay involved throughout the design and planning as
you work with one of our architects on your renovation or new home.
This approach offers a seamless transition from the design phase
to the build phase, and a more complete and sound set of architectural
plans.
For larger projects there will be two general phases.
In the first phase, the design phase, we will work with you to prepare
architectural building plans as well as a site plan for your addition,
renovation or new home. This phase involves design and planning.
The second phase of the project encompasses the actual construction
and/or renovation. For each phase, we will prepare a separate services
agreement in case you decide not to proceed beyond the design phase.
For the design phase, the first step is an initial
meeting with John or Lee to hear and learn about what you’d
like to do as well as to see the existing site and/or home. After
that initial meeting – assuming it seems reasonable to proceed
– we arrange for a meeting with our architect. The design
process generally follows these steps:
- Meeting – we will have an initial meeting with you and our
architect to learn further about what it is you want to do, how
you use your home, and what ideas you have; making recommendations
and suggestions to help guide you in the design process
- Measure – the architect will then measure your existing
home (if appropriate) and prepare drawings showing the current floor
plan(s) and elevations. We refer to this set of plans at the “as-builts”
- Sketches – we prepare several preliminary design sketches
of the proposed renovation/addition/home for your review and comment.
This step may take several iterations and meetings to achieve the
design that appeals to you the most, meets your needs, and fits
your budget
- Preliminary set of plans - the design sketches are entered into
the computer, and used to develop an initial set of architectural
plans.
This set can then be used to provide a preliminary cost estimate
to you for your project. Generally speaking these plans are also
sufficient for your lender if you’re applying for financing.
- Construction/permit set of plans - once we have developed a set
of architectural plans that are acceptable to you, we will then
develop the plans further to include construction details and drawings
necessary for permitting
The construction phase of the project will generally
start once the building permit has been issued. Prior to starting
though, Phoenix Renovations will provide a detailed cost estimate
and a project timeline. These will become part of our construction
services agreement.
